About North Texas Construction Pros

I'm Wade Sutton. North Texas ground is my specialty: what it does to concrete, what it takes to build a pad that holds, and what a written scope has to say before anyone should sign it. I grew up around dirt work and fence lines in Grayson County, and I have spent the last ten years on the construction side of this corridor, from McKinney's subdivisions to ranch drives outside Whitesboro to shop slabs across the river toward Durant.

Most of what I know is specific to this dirt. The east side of the corridor sits on Blackland Prairie vertisols like Houston Black, clays that run 60 to 80 percent clay content and swell and shrink hard enough with the seasons to break any slab poured straight on top of them. West of US 75 the Eastern Cross Timbers flip the problem: sandy loams that cut and drain easily but wash out under concentrated runoff. Denison, Pottsboro, and the Oklahoma towns sit on Red River terrace ground that behaves differently again. Those three soils, and the water that moves across them, explain most of the cracked driveways, heaved shop floors, and leaning retaining walls people call about, and they are why base preparation, moisture conditioning, and drainage carry so much weight in every scope on this site.

The rulebook is the other half of what I track: TxDOT's access standards for driveway approaches on the US and state highways, the IRC and IBC as each city adopts them, what Sherman's permit portal actually requires versus what unincorporated Grayson County does not, the TBPELS engineering that foundation and retaining wall plans ride on, and Oklahoma's trade licensing across the river. Texas and Oklahoma license the trades, not general contractors, which means the written scope, the insurance certificate, and the engineer's stamp are what protect a property owner here. The purpose of this site is to hand you that homework in plain language, so you can ask better questions of anyone who bids your project, including us.
