What belongs in a North Texas remodeling estimate

In a state that does not license general contractors, the estimate is the homeowner's protection. The eight elements a real remodeling estimate contains, what allowances actually mean, and the red flags that predict a project going sideways.

The estimate is the protection

Texas does not license general contractors. Neither does Oklahoma. Both license the trades (electricians, plumbers, HVAC), but the person running your kitchen remodel answers to no state board, carries no mandatory bond, and passed no exam to print business cards. That is not a reason to panic; thousands of excellent contractors work this corridor. It is a reason to understand that in Denison, Sherman, McKinney, and everywhere between, the estimate document is where your protection lives, because the state has declined to provide any.

The eight elements

Scope by trade. Demolition, framing, plumbing, electrical, HVAC, drywall, tile, cabinets, counters, paint: each with what is and is not included. This is what makes two bids comparable line by line instead of mystery total to mystery total.

Allowances in dollars. "Cabinet allowance: $6,000. Tile allowance: $8 per square foot." Checkable against what you actually pick. "Quality finishes included" is not an allowance; it is a place for a lowball bid to hide, and vague allowances are the single most common source of mid-project budget explosions.

Named exclusions. The honest estimate says what it does not cover: the glass shower enclosure, the appliances, whatever is behind the wall. Surprises named in advance are decisions; surprises discovered mid-project are invoices.

A schedule. Sequence and duration, keyed to materials being on hand before demo starts, because material lead times, not labor, blow up most remodel calendars.

Payment tied to milestones. A modest start payment, then payments as phases complete. A contractor wanting half up front is financing their business with your bathroom, and in an unlicensed state, your recourse if they vanish is a civil suit, not a licensing board.

A written change-order process. Any scope change priced and signed before the work happens. This protects both sides and is the difference between a project that drifts 5 percent and one that drifts 40.

The unglamorous lines. Haul-off, daily cleanup, dust and floor protection. Their absence predicts their absence.

The paperwork. A certificate of insurance from the insurer (not a photocopy), and the licensed trade contractors named for the electrical, plumbing, and HVAC scopes, with permits pulled where the city requires them; Sherman routes them through its Self Service Portal, and Denison and McKinney run their own equivalents.

Older-stock honesty

The corridor's pre-war and mid-century housing (Denison's historic blocks especially) hides galvanized supply lines, ungrounded wiring, and slab movement under floors. A good estimate for older stock says how discoveries are handled: assessed, priced as a written change order, decided in daylight. An estimate that pretends a 1940s house holds no surprises is itself the surprise.
