How a concrete driveway is built to last on North Texas ground
A driveway that stays flat starts below the concrete. The crew strips the topsoil and any old surface, cuts the subgrade to plan, and moisture-conditions and compacts it, because loose or wet-soft clay under a slab is the root cause behind most of the cracked driveways in this region. On expansive Blackland clay, the scope typically adds 4 to 6 inches of compacted flex base or crushed stone to spread loads and buffer the slab from soil movement. Forms are set to the finished grade with fall built in so water sheds away from the garage and the house, never toward them.
The pour itself follows the written spec: 3,000 to 4,000 psi concrete at 4 inches for cars, 5 to 6 inches where trucks, trailers, or RVs will load it, reinforced with rebar or engineered mesh on grade supports so the steel sits in the middle of the slab instead of the dirt. Control joints are cut at the spacing the thickness calls for, roughly 8 to 12 feet each way at 4 inches, so the shrinkage cracking every slab experiences happens inside the joints where it belongs. Expansion material isolates the new work from the garage slab, the sidewalk, and any existing concrete it meets.
Finish and cure close the job. A broom finish gives traction, edges and joints get tooled, and the surface is cured (compound or wet cure) so it gains strength slowly instead of drying fast and dusting. You can walk it in a day or two; vehicles stay off for about 7 days while the slab reaches roughly 70 percent of its design strength. The written scope states all of it before the first form stake goes in: thickness, psi, reinforcement, base depth, joint layout, and drainage.
Clay on the east side, sand on the west, and a highway rulebook at the road
The ground between McKinney and Durant is not one soil. The eastern and southern parts of the corridor (Van Alstyne, Anna, Melissa, Bells, Whitewright, Bonham) sit on Blackland Prairie vertisol clays like Houston Black, soils that are 60 to 80 percent clay and swell and shrink hard with moisture. Unprotected slabs on that ground heave and crack seasonally, which is why base depth, moisture conditioning, and drainage carry so much of the scope there. West of US 75 (Whitesboro, Collinsville, Tioga, Callisburg, Valley View, Pilot Point) the Eastern Cross Timbers sandy loams are friendlier to flatwork but wash out under concentrated runoff, so edge containment and culvert sizing matter more. Denison, Pottsboro, and the Oklahoma towns add Red River terrace soils into the mix.
Where the driveway meets the road, the rules change hands. An approach onto a state highway (US 75, US 82, US 69, US 377, SH 289) needs a TxDOT access permit, and TxDOT's access manual sets the geometry: residential driveways at 75 to 90 degrees to the road, a maximum 24 feet wide, minimum 15-foot radii, an all-weather surface, and drainage that does not dump onto the highway. Inside city limits, Sherman, Denison, McKinney, and the other cities permit driveways and approaches through their own portals. On unincorporated county land in Texas and Oklahoma there is usually no residential building permit, but the county road department still governs culverts and approaches on county roads.
Rural work is its own discipline. Long ranch drives run as reinforced ribbons or full-width pours with crowned grading and bar ditches, gravel-to-concrete conversions get evaluated for base quality before anyone pours over them, and trailer and equipment traffic gets thicker sections at the gate and turnaround. The estimate walks the whole run, not just the slab.
A written scope you can hold the work to
Every driveway quote here is a written, fixed-price scope, not a per-square-foot guess over the phone. The scope states the removal and haul-off if an old surface is coming out, the subgrade preparation and base depth, the concrete thickness and psi, the reinforcement (bar size and spacing, or engineered mesh), the joint layout, the finish, the cure method, and how drainage is handled, including any culvert work at the road. If a TxDOT or city approach permit applies, the scope says who pulls it and what the approach will be built to.
That paper matters for two reasons. First, on this ground the differences that decide driveway lifespan are invisible after the pour: you cannot see base depth, steel placement, or compaction in the finished surface, so the only way to buy them is to have them in writing. Second, a fixed price agreed before work begins is what keeps a driveway project from drifting. The price changes only if you change the scope, and any change is priced in writing before it happens.
The finished project comes with the practical documentation worth keeping: the scope itself, the joint and reinforcement layout, and cure guidance for the first month (when to drive on it, what to keep off it, why deicing salts stay off first-winter concrete). Concrete is one of the few purchases on a property that should outlast the buyer's truck, the next truck, and the one after that; the paperwork is what makes that expectation enforceable.
What actually moves the price of a North Texas driveway
Square footage sets the baseline, but four factors move a driveway quote more than area alone. First, what is there now: pouring over prepared ground costs less than sawing, breaking, and hauling off an old cracked slab, and converting a gravel drive depends on whether the existing base was ever compacted or is just years of loose rock. Second, thickness and reinforcement: a 4-inch car driveway and a 6-inch slab that carries a loaded gooseneck are different quantities of concrete and steel, and the honest question at the estimate is what will drive on it, not what usually drives on it.
Third, the ground itself. On Blackland clay, proper moisture conditioning and a deeper compacted base add real cost and are the entire difference between a driveway and a future demolition project; published national cost guides put plain gray concrete in the single-digit dollars per square foot installed, and the base work is a meaningful share of that here. On sandy ground west of US 75 the base scope is lighter but drainage containment gets more attention. Fourth, the road end: a culvert set or replaced, a TxDOT-geometry approach, or tying into a city sidewalk each add defined line items.
Access and finish round it out: a tight backyard pour that needs a pump truck costs more than a straight shot off the street, and stamped or decorative finishes price above broom-finish gray. All of it lands in the written scope as line items you can see, which is also how you compare bids: a lower number that is silent on base depth, steel, and joints is not a lower price for the same driveway. It is a different driveway.
