Dirt work, in the order that keeps foundations honest
Site preparation runs a fixed sequence. Clearing and grubbing come first: brush, mesquite and cedar, stumps and root balls out of the building envelope, because organics left under a pad rot and settle. Demolition, where an old structure or slab is coming out, includes haul-off and, where useful, crushing old concrete for reuse as base. Then the earthwork: topsoil stripped and stockpiled, the site cut and filled to design grade, and the building pad built up in lifts, each lift moisture-conditioned and compacted before the next goes down. On engineered projects, density tests verify each lift; on every project, a proof roll with a loaded truck shows soft spots before they become foundation problems.
Drainage is designed into the grading, not added after. The pad is crowned or sloped so water runs off it during construction and away from the structure after; swales and bar ditches carry runoff around the pad instead of through it; culverts get sized for the water that actually crosses the site, which on Blackland clay arrives fast because the ground stops absorbing once it is wet. Trenching for water, power, and septic or sewer runs is cut, bedded, and backfilled to the utility's spec, coordinated so nothing is trenched through a finished pad.
The scope closes with final grading: the site shaped to its finished contours, topsoil respread where things will grow, and the pad handed off at the elevation, dimension, and compaction the foundation plan calls for. On the clay side of the corridor that handoff is the whole ballgame, which is why pad work and foundation work under one scope removes the most expensive finger-pointing in construction.
Clearing cedar, cutting clay, and reading water on corridor land
Land in this corridor comes in two flavors and both bite. The Blackland side cuts like modeling clay when moist and like brick when dry, holds water on the surface after storms, and cannot be compacted properly at the wrong moisture content, which is why moisture conditioning is a real line item and why dirt work here schedules around rain. The Cross Timbers side (Whitesboro, Tioga, Collinsville, Valley View, Pilot Point, and across to Kingston) trades that for sandy loams that cut easily and drain fast but wash and rut under concentrated flow, so erosion control and culvert sizing carry more of the scope.
Clearing has a local character too: eastern red cedar and mesquite reclaim unmanaged pasture fast, and clearing them properly means grubbing the roots, not shearing them at grade to sprout back. Fence-line clearing, pond-dam work, and access drives for landlocked back acreage are normal parts of rural site scopes here. Around the lakes (Texoma, Kiowa, Ray Roberts, Bois d'Arc) slopes and shoreline setbacks shape what a pad can be, and in mapped floodplain along the creeks, county floodplain review applies even where no building permit does.
Jurisdiction is its own map: inside city limits, grading and site work ride along with the building permit; on unincorporated Texas and Oklahoma county land there is generally no residential building permit, but county road departments govern culverts and approaches, and septic and floodplain rules still apply.
